Villa “Romana”

A unique project at a paradise corner of Bulgarian Black Sea — in Elenite, on the territory of the famous club resort “Royal Club Victoria”.

This is the place, where mountains covered by pine forest come together with warm south sea. This is the north end of the Sunny Beach bay. It is located only 35 km. from the Burgas airport and 5 km. from “Sunny Beach” resort. “Villa Romana” apartment complex is situated in the picturesque mountain area, only 6 minutes of slow walk from one kilometre long beach of the resort. This is a project unique for Bulgaria, where a new concept is realized: apartments are located in the two-story buildings, with a lawn and two barbecues each. The low height construction eliminates shared entrances, stairs and creates a down to earth feeling of comfort.

“Villa Romana” is a part of the club resort Royal Club Victoria. Also part of the resort are hotel “Royal Park”, apartment complexes “Atrium”, “Andalusia” and “Villa Romana-2”, plus an apartment-hotel “Negresko”. Below you can see resort map.

The area of the resort complex Royal Club Victoria is 800 hectares (!), this is a self-sufficient club resort with rich infostructure! Below you can find the current facilities and services of the resort, available to the apartment owners.

You can compare the listed and working facilities, available to the apartment owners. You won’t find such combination of developed infostructure and nature anywhere else in Bulgaria.

Apartment owner can purchase an all-inclusive package with discount 15% (day) or 20% (month). In the season 2009 base price of daily package was 50 lev. (25 euro). The package includes three meals in the restaurants, unlimited drinks and snacks in the bars, umbrellas at the beach, entrance to the Aquapark and other services.

Apartments are sold ready for use and at clients request with full furniture.

Prices for the apartments in the “Villa Romana” today are lower than on the regular apartments with a similar location to sea! Credit sale is possible! Payment method — any convenient to the buyer.

At client’s request — furniture and appliances for your apartment, according to an individual project. Complex is maintained and there is security for the entire year. Price of the maintainance is 10 euro/m2 per year.

Important: the area listed is ACTUAL area of the apartments! Apartments in the “Villa Roma” don’t have the so-called “ideal parts”, which are always present in the area listed for apartments in Bulgaria and make no less than 15% of the whole area. This is important to remember, when you compare price per square meter in “Villa Romana” with other offers. The actual area of our apartments with area 52,82 m2 is equal to the area of apartment in another complex, with advertised area of 61 m2. Don’t pay for thin air!

The road you can see on the complex map (see below) is part of the complex. It’s for the apartment owners and there is no outside traffic! There is a walking path along the road.

We offer for sale our own property. The complex is financed by our holding “BIG Sofia”. This isn’t construction financed by bank credits, so we don’t have its risks. We are the owners, so you can discuss price and scheme of payment. We organize trips to our properties at any time of the year, so you can make your decision based on your own experience.

Types of apartments:

“Mesonet” — this is a two-story apartment, on the first floor — living hall, kitchen and bathroom. On the second floor — two bedrooms with balcony and two bathrooms.

Villa “1 owner”: on the first floor living hall, kitchen, cabinet, bathroom. On the second floor — three bedrooms with balconeys and two bathrooms. .

Two-rooms apartment — one of the four two-rooms apartments in the Villa, consisting of living hall with kitchen section, bedroom and bathroom.

The current payment scheme, from 1 may 2009

1. for houses (1..71):

• 10`000 euro at signing of the contract
• the rest of the sum at transfer of ownership, unless a credit payment was negotiated.
  

2. for houses from Villa Romana-2 (72...102):

• 10% at signing of the contract
• 30% at completion of the roof
  
• 60% at full completion and transfer of ownership
• The last payment can be paid on credit for up to 5 years, with additional agreement!
